Perth is Australia’s most underrated student city. It has beautiful beaches, a growing tech sector, and housing costs that make Sydney and Melbourne students weep with envy. The 2026 rental market is competitive but far more accessible than the east coast capitals.

Perth Housing Market 2026

The median rent for a one-bedroom apartment in central Perth is AUD 420/week — the lowest of any Australian capital. The vacancy rate is 1.8%, slightly better than Sydney and Melbourne. Combined with lower grocery and transport costs, Perth offers the best overall value for budget-conscious international students.

UWA — Crawley & Nedlands

The University of Western Australia sits on a stunning campus along the Swan River, surrounded by Perth’s most expensive suburbs.

Crawley & Nedlands

The closest suburbs. Mostly large family homes with granny flats or shared arrangements. Rooms AUD 200–320/week. Expensive by Perth standards but excellent lifestyle.

Subiaco

Trendy, walkable, and on the train line. Subiaco has a great market, cafes, and a 10-minute bus ride to UWA. Rooms AUD 220–340/week.

Claremont

Further west but on the Fremantle train line. Claremont Quarter is a premium shopping centre. Rooms AUD 200–300/week.

Curtin University — Bentley

Curtin is in Bentley, about 6 km southeast of the CBD.

The immediate suburbs. Older houses, large blocks, and a high concentration of student sharehouses. Rooms AUD 170–260/week — some of the cheapest near-campus housing in Australia.

Victoria Park

“The Vic Park strip” on Albany Highway is packed with restaurants and bars. 5-minute bus to Curtin. Rooms AUD 180–280/week.

Cannington

Home to Westfield Carousel (one of Perth’s biggest malls) and on the Armadale train line. Rooms AUD 160–240/week.

ECU — Joondalup & Mount Lawley

Joondalup

ECU’s northern campus is 25 km from the CBD but self-contained. Joondalup has Lakeside Shopping Centre, a hospital, and affordable housing. Rooms AUD 150–230/week.

Mount Lawley

ECU’s arts campus near the city. Trendy suburb with Beaufort Street’s cafe strip. Rooms AUD 180–280/week.

Murdoch University

Murdoch & Bateman

Southern suburbs with affordable sharehousing. Close to Fiona Stanley Hospital (useful for nursing students). Rooms AUD 160–250/week.
